5 months ago24-Year Resident: The Total Collapse of AMS Management. I would give zero stars if I could. I have lived in this community for 24 years, and I have watched the service provided by AMS devolve from poor to borderline negligent over the last 15 years. If you are a Board considering hiring them or a buyer looking at a property they manage, take this as a serious warning. Financial & Structural Negligence: Their lack of long-term planning is costing homeowners thousands. Due to their failure to plan effectively with the Board, 72 home owners were hit with a $3,600 special assessment in 2025. They delayed critical roof replacements by five years, leading to major structural damage. Even then, they failed to replace 25-year-old gutters which are now failing and causing further damage to three buildings. Broken Communication & Operations: Zero Accountability: Emails go unanswered, and the online portal is consistently inaccurate. Illegal Practices: They have ignored documented building code violations (2nd-story water heaters) brought to their attention since 2009. Bylaw Hypocrisy: They allow certain residents to ignore rules regarding parking and wildlife, yet they permit landscaping companies to use leaf blowers year-round—despite a specific ban in our bylaws. Service Failures: We pay for window cleaning (not done in 2+ years) and barkdust (not done in 6+ years). Landscaping & Maintenance Incompetence: Management lacks basic common sense regarding property care. They cycled through three different landscaping companies in two years, and the results were disastrous. Four years ago, they directed a crew to prune flowering plants and shrubs in the middle of winter, which killed numerous plants and permanently damaged the 20+ year-old Camellia at my front door. Furthermore, they schedule heavy maintenance like pressure washing in June/July—the only months residents can actually enjoy their patios—forcing us to dismantle outdoor living spaces with no option to opt out. Professionalism: The representatives are consistently rude, condescending, and obnoxious. They treat homeowners like a nuisance rather than the clients who pay their salaries. AMS does not care about the health of the community or the integrity of the buildings; they are simply there to collect fees while our property value and quality of life suffer. Avoid any property associated with AMS Management.

5 months agoOur HOA went through a very difficult period before working with AMS. After a long stretch of poor oversight, delayed action, and mounting property issues, AMS stepped in and brought the kind of professionalism, organization, and accountability our community badly needed. What stood out most was their ability to quickly assess the situation, identify gaps in prior management, and put a real plan in place. They helped bring structure to a very disorganized environment, improved financial oversight, and moved important maintenance and repair issues toward practical solutions instead of continued delay. I also especially want to recognize Marc, the manager assigned to our account. Marc has been responsive, steady, and effective in a challenging situation. He has taken concerns seriously, followed through, and helped restore confidence that our community is being managed responsibly. AMS has made a meaningful difference for our HOA, and I’m grateful for the competence and diligence they brought when we needed it most.

5 months agoOver a number of months Lindsey M has been very responsive to my requests for the condo board. She has been courteous and caring in listening to my situation. Thanks Lindsey? Also just recently April D was able to swiftly address a billing issue of mine, and I am grateful for all the staff at AMS who helped me find solutions.

7 months agoI recently started to assist my parents more in their lives as they grow older and need more support. i started to manage their funds and affairs including their HOA related responsibilities. Zoe H made this experience smooth and friendly for someone that has never interacted with a HOA and was quite anxious about doing so. My nerves are at rest knowing helpful employees like Zoe H are there to help!
